Selling your property is possibly the biggest financial transaction you will ever make and as such, we don’t intend to leave anything to chance.
At McCann Properties we have a structured process in place to ensure that the maximum price is achieved every time. This is our 3 step process which covers everything from employing our services, right through the entire sale process.
Below is a breakdown of what we will do to ensure you don’t undersell your most valuable asset.
Stage 1 is about getting your property ready for the market. This includes organising any work that needs to be done to your property and arranging all the documents that need to be prepared for the sale.
Once our services have been engaged we will order the contract, building report and provide you with a checklist to prepare your home for photos. If you need some help getting ready we will be happy to organise an interior designer to assist with the presentation.
Signing the agency agreement will activate our services.
We will then contact the building inspector to visit your home.
Contract of Sale
We will also get in touch with your solicitor to prepare the contract.
We will organise an interior designer to help present your property professionally.
A photographer will visit the property to take professional photos of your home.
Stage 2 is unique to McCann Properties.
Rather than simply head to allhomes and print media to start investing all of your money, we actually do some early advertising of your property at our cost.
We start working our current buyers and do some specific, targeted marketing.
If we find a premium buyer at this stage then there is no need for you to run a full blown marketing campaign and you can sell your home early with limited disruption to your lifestyle and less cost to you.

A short video of your home will be recorded as a sneak preview of what’s to come.
We target all the buyers in our database who are looking for a home similar to yours.
We notify the neighbours to see if they have friends or family who would like to move into the area.
We get on Social Media and target a specific demographic of buyers with the video of your property.
VIP Open Home
We then hold a private open home where only targeted buyers will be attending.

Welcome to the market
If we’re at this point it means we haven’t received a premium price yet. That’s ok, we’ve done everything possible to extract an amazing price without you having to invest in the marketing for your home.
Now we’re at stage 3.
At this point we open your home up to the general market. We may find some buyers who have already seen your property in stage 2 who return for a closer look, and we may find some buyers who become aware of your home for the first time.
At this stage we enter the marketplace with a bang.
A highly visual photo signboard will be erected at the front of your property.
A beautifully designed brochure will be prepared to display the photos and floorplan of your property.
Newspaper advertising will be considered based on the buyer demographic of your property.
We will use all of the main property websites, including allhomes, domain and realestate.com.
Your property will be re-marketed on social media to drive buyers to the main websites.
We would then open your home to the general marketplace. Multiple times per week with your approval.
We will leave no stone unturned.
